Draft for board adoption
Community rules
The Neighbor Board is for Sweetwater Vistas homeowners to help and get to know each other.
- Be a good neighbor. Be civil and assume good intent. No personal attacks, insults, threats or harassment.
- No complaints about specific neighbors or rule violations. Those go privately to The Osselaer Company (602-277-4418), which handles them under the CC&Rs.
- HOA business happens at open board meetings. Board members don't discuss or decide Association business here — Arizona law requires board business to be conducted in open meetings.
- Respect privacy. Don't post other people's phone numbers, emails, faces, license plates or house numbers without permission.
- No spam or advertising. Recommending a vendor you've used is welcome; promoting your own business is not (one post in "For sale / free" for a neighbor's side business is fine).
- Keep it legal and family-friendly.
- Your posts are your own views, not the Association's. You're responsible for what you post.
How moderation works
- Moderators (volunteers appointed by the board) approve neighborhood news and review reported posts.
- Admins verify new homeowners against the Association’s roster, send invites and manage accounts. The board’s master admin appoints admins.
- Anyone can Report a post or reply. When 2 different members report the same item it is hidden until a moderator reviews it.
- Moderators can restore or remove posts and suspend an account after a warning (or immediately for threats or spam). Every moderator and admin action is logged.
- Accounts are for verified homeowners — one per household. New homeowners use Request access; an admin checks the roster and sends a personal invite link. Accounts close when a home is sold.
- Posts older than 12 months may be archived.
