Paint & Architecture

Repainting or changing your exterior

Start an Architectural Request
  1. Find your scheme. Check the approved schemes below and identify the colors on your walls and trim now.
  2. Read the tips. Paint, prep and coating choices matter in our desert climate.
  3. Interview contractors. Neighbors' recommendations are in the Vendors section.
  4. Get approval first. Submit an Architectural Request to the committee chair before any work begins.

Approved color schemes

You may switch schemes, but yours must differ from both houses next to you. Garage doors match the body color. Front doors: latex enamel, never oil.

Neighbor check

Pick your neighbors' schemes to see which ones you can choose.

On-screen swatches are approximate. Pick up real chips at the paint store before you decide.

Front door colors

The door frame and trim are painted the house trim or body color, not the door color.

Tips for painting your home

Landscaping

Front yards & common areas

Submit a Landscape Request

The HOA maintains the landscaping in your front yard and all common areas. To replace or add a front-yard plant, request brick walkway or driveway repair, or ask for any other front-yard change, submit a Landscape Request.

See water running during the day? It could be a costly leak. Call Osselaer right away at 602-277-4418.

Trees

Many of our trees have matured and need regular pruning to prevent storm damage and preserve views. Trees are generally trimmed once a year, with emergency trimming as needed.

Watering schedule

Drip irrigation cycles through 20+ zones between 6 pm and 6 am, and is turned off manually after good rain. Careful monitoring and repairs by Landscape Chair Vern Martin cut our water bill by 75% β€” and the plants are healthier.

Trash & recycling

  • Out after 6 pm Sunday; back in by 6 pm Monday.
  • In the street close to the curb β€” not on the sidewalk.
  • 4 feet apart.
  • Between pickups, store bins out of sight β€” in the garage or behind your gate.

Parking β€” prevent towing

  1. No overnight street parking without a guest permit.
  2. No wheels or bumpers on the sidewalk.
  3. No overnight commercial vehicles in driveways or on the street.

Guests who can't fit in your driveway can get an overnight street permit β€” up to 4 nights.

Porch & carriage lights

Well-lit homes are safer and more charming. Use 2700K warm-white bulbs (3000K or less). The HOA's pilot left porch and carriage lights on dusk to dawn year-round at about 8–9 watts total per home.

What would it cost me?
